Long Term Tenancies
At Bloom, I believe the security of tenure is both very important for occupants and great for landlords. Changing tenancies is expensive for everyone and carries many risks, so I want to match the best occupants with your property for long-term success.
Want the kinds of tenancies I get, ones where they move in around 2004 and are still there, looking after the property as if it were their own? This happens when the occupant and I respect one another and each does our part, as with all tenancies I manage. The Wellington average tenancy duration is around three years. In my portfolio, my average is significantly longer.
I have excellent processes and procedures based on long experience and industry expertise, as well as skin in the game with my own investment portfolio. I recognise the importance of great documentation to ensure things go smoothly, so all agreements, letters, inspections, work orders etc. are created to minimise issues.
Regular Inspections
My maintenance inspections are sufficiently detailed to keep you informed about matters in each room of the property, and simple and easy to read quickly—I won’t bog you down with irrelevant information, and I will highlight what is important. You get video inspections or written ones, whichever works for you.
There should be no surprises about gradual deterioration, mould, or any other matters—I record everything that needs to be monitored. This helps with your insurance claims too.
We are a team; we work together to keep your property in excellent condition. You can’t do your part if you are uninformed.
I will take action on all matters that need immediate maintenance—in other words, to manage your property so you can relax. I welcome you accompanying me on an inspection each year (if practical for you to do so) so we stay on the same page about your property strategy.
“Final” inspections are done as soon as tenants have vacated, even if their lease isn’t yet finished, so we can be sure the property is clean and secure, and get a jump start on sorting out any issues and reducing the time between tenants. Where possible I engage the outgoing occupant in resolving these issues so there is minimal dispute, if any, about bond refunds.
Improvements
You want your property rented to the best tenants, for the best rent, as quickly as possible. So do I! That’s why I have some non-negotiable requirements of clients. The primary one is presenting your properties to their best advantage when advertising for a new tenancy. This may include washing the exterior and paths, trimming trees, getting the interior professionally cleaned, or whatever else is required to present the property well. I arrange professional photography at your cost—this is a once-off expense that can be re-used until the property no longer is fairly represented by the photos (for example, until the next redecoration). This is to get you the best tenants at optimal rent in the least amount of time. This reduces vacancy time and trouble in the future and maximises your return on investment for the property.
If you need to renovate your property I can assist. Having carried out many renovations for myself and for clients, I seek durable materials and designs that will age well and increase comfort and ease for the occupants—classic and timeless suited to the property’s overall style is the aim, not fashion trends. I keep you informed of decisions made so there is no surprise. My tradespeople are skilled at working with other trades to get the job done in a timely manner for the current or next occupant. All of which will save you money.
You want tradespeople you can trust. Our tradespeople are selected for their excellent quality of service. Like me, they price according to their skills, experience, and expertise, and for good reason—they rarely need to return to do the same job twice because the first repair was unsuccessful. They are great at communicating and give great advice on the best repair and how to prevent issues long term—all of this is great for your peace of mind and pocket. They are professional in dealing with the occupants and their rights. They do the job to a high standard, not the ‘it’s just a rental’ standard—they know their work should maintain or upgrade the property, never downgrade it. We know the call-out cost for tradespeople can be a substantial part of the repair, so we get as many maintenance items done by the same tradesperson as possible when they are at the property to fix something urgent. Not only does this keep your property in good condition, but it impresses upon the occupants that we care about the way the property is kept, so they will too. We know a property might need to be sold at short notice—under our management, you won’t have a lot to do to ‘bring it to market’ as it will already be in very good condition.
