How much rent can I get for my property?

Market rent varies over time, with seasons, demand, competition, location, amenities and marketing. With Bloom we look to increase your properties appeal before marketing. Promotion attracts the best prospects to your property for the optimal price. This includes an appealing description and excellent photography, and if the property is unfurnished, we will stage furniture to increase its visual appeal.

How does Bloom market my property?

Attracting the right person to live in your property is our goal. Your property will be promoted with great photos and appealing description on several popular real estate websites and social media to expose it to a wide audience. We aim to reach everyone who is looking for a property in your market.  Marketing investment brings the best tenants the soonest.  We have a proven record of superior marketing strategies to get you the right people.

Do I need property insurance?

Yes! A property manager is not a substitute for good insurance coverage. Talk to your insurance company or broker about the best options for your property cover according to your own levels of comfort with risk. It is possible to get specialist insurance to cover specific tenancy risks. Consider the implications of different excesses for your policy as this affects tenancy matters. We are required by law to provide tenants with details of the landlords’ insurance policy, so make sure you update us with all changes.

What are routine inspections?

Routine inspections are done regularly throughout a tenancy to keep the property in good condition. This is to meet your obligations as a landlord, protect your capital value, build rapport with tenants by delivering great service, and for your peace of mind. Your inspections with Bloom will be detailed with photographs, thorough, and offer you solutions to issues both short and long term. Bloom takes the hassle out of arranging tradespeople for you and works to keep your property in great condition.

How often can I increase my rent?

Under current New Zealand Tenancy law, rent can be increased annually for a sitting tenant, and at each vacancy. We optimise rental increases to consider security of tenure, value for money, return on investment, and attract the right people to available properties.

How do I end my tenancy early?

If you need to end a tenancy early, talk to Bloom about it. If the owner wants to end a tenancy during a fixed term tenancy agreement it can be done by mutual agreement with the tenant. If you want to end a periodic tenancy (one with no specified end date) you must comply with specific notice periods for prescribed conditions, such as selling the property or undergoing extensive work on the property. 

How much notice does my tenant need to give to leave?

If a tenant wants to end a tenancy in a fixed-term tenancy (one with a specified minimum period) it is called a break lease, and it will be as long as it takes to find a replacement tenant.

If a tenant wants to end a periodic tenancy, they are required to give 4 weeks (28 days) notice.

What is a break lease?

This is when a tenant would like to end a fixed-term tenancy early. They must meet the reasonable costs of finding a replacement tenant and pay rent until a new tenant takes over the lease. At Bloom we make the break lease process smooth and painless for everyone with our exceptional advertising and vetting systems.

What is an assignment of tenancy?

Assigning a tenancy is similar to a break lease. The new tenant takes over the tenancy on all the same terms and conditions of the previous occupant. It also is subject to the outgoing tenant covering all reasonable costs. Again, this is a very smooth process with Bloom.

What will it cost you?

My fee is commensurate with my skills, experience, attitude, and knowledge. I like to keep it nice and simple, no one likes hidden costs. I have different fee structures, so you can choose the fees most beneficial to you.
