Why you should rent with Bloom

Your time is precious. I take care to show all the great features of properties we have available so you can more easily choose the right place for you to make your home. You will have great photos to view online, a walk-through video wherever possible, a detailed description of the property, a floor plan wherever possible, and a report about its Healthy Homes and Home Fit compliance available at the property viewing. Viewing times are set to several different timeslots each week so you can choose the one that best suits your schedule. I will personally be onsite for the viewing so you can ask any and all questions you have. You can apply online with our handy application form (a link will be on all the adverts, or you can apply via this website). All the information you need to make a property decision for your household’s needs.

Individual attention. I keep my portfolio of properties small so I can give you the time and attention you need. When you call about anything, I will know who you are, I know the history of the property, and I can often give you some self-help tips to make you more comfortable before a tradesperson arrives, or even prevent a costly call-out for you for something you can resolve on the spot.

Detailed documentation and initiation. Before you move into the property we will do an initial inspection together, because we are a team when it comes to looking after your property. In this inspection, I will show you how to get the best from your home, how to use the appliances, and anything else you should be aware of. This is really helpful to prevent issues going forward, and we take all the time needed to get this step done right. We will also document the property with a detailed report with plenty of photographs – this is your report as much as it is the owners. You will receive a copy of this report. This protects you against false claims for preexisting damage because we work with you as well as the owner.

Fair rent reviews. My goal is to keep great people in great properties long term. Part of the way I do that is to keep the rent at fair market value, working with the owner to set a level that works for everyone. You’ll get great value for your money, and your property will deliver in better environmental performance and household economy too, making it not only cheaper to live in than comparable properties, it will reduce your impact on the environment too.

Proper maintenance inspections to keep your home in good condition. I take time to really look at your property, identifying problems before they cause big issues and acting to resolve those quickly. This often means sending out my excellent tradespeople to fix, or talking with you on things you can do to save you money and get back all of your bond. My inspections are not about judging you, it’s about providing a quality home for you and your household.

Tradespeople who are skilled, respectful, and care about the work they do. My tradespeople are chosen for their personalities as much as their skills. They will be sure to communicate with you before and during their visit, will listen to you if you’ve noticed something they might need to fix, and get clearance from me if they need to act on it. They are tidy, and won’t use your stuff. They can be trusted to do their job and not invade your privacy. They are well briefed on the issues they need to fix and come prepared to do the job well.

Fair fees. If ever we need to pass on costs to you, we will be 100% transparent about it. You will know exactly why costs are calculated as they are. Hopefully, this will never be something you need to face, as it means something has gone terribly wrong if so!

Fair treatment. I offer unbiased tenant selection and treatment to choose the best applicant for the property on merit – people of colour, rainbow community, or differently abled, welcome to apply! I care about your ability to look after the property well, pay the rent in full and on time, and your ability to get along well with the neighbours and everyone else in our property community.

Environmental consciousness. I am a firm believer that we need to live more consciously to have a better future. This is why any maintenance of the property will usually result in better ecological and environmental performance, so your home will improve over time, helping you reduce your environmental footprint.

How do I find a property to rent?

We advertise our properties on Trademe, Facebook Marketplace, and Realestate.co.nz Click on the links to see if we have any properties to rent. If you are not happy with your current home, and it’s not one of ours, why not talk with your landlord about switching to Bloom Property Management? We can often resolve outstanding issues, meaning you don’t need to move house to have a better home and a more enjoyable experience.

How do I apply for a property?

All of our applications are online. Use the application link in the property advert, or follow this link here to apply. You can use the same application for many property applications (with other companies too), so take time to fill it in correctly. Add as much detail as possible to make you stand out as someone we want to rent a property to!

How do I pay the rent?

Set up a recurring payment online (or an Automatic Payment AP with your bank) to our account number on the tenancy agreement, using your name and property address, and unique number as reference. Rent is to be paid in advance (ie, you pay for the week/fortnight ahead, and pay the next rent when that is used up). We can let you know if the first and/or last payment should be for something other than the usual amount. We accept payments weekly, fortnightly, or monthly to best suit your pay schedule. Please discuss with us the day and frequency of payment so we can get it set up right.

Do I need property insurance?

We highly recommend getting insurance. It’s perfect should there be a disaster like a fire or flood, you’ll be covered no matter what caused it. You might think your personal effects don’t amount to much value, but it does add up, and you can get cover to protect you should you accidentally damage the property—it’s just like third-party cover on your car. Talk to an insurance agent about what policy is right for you.

Do I need to maintain the property?

You need to keep properties reasonably clean and tidy. This means picking up any rubbish from the yard or footpath (even if it isn’t yours), keeping the inside clean, mowing the lawn and edges and weeding garden beds. You don’t need to clear gutters, trim shrubs and trees, waterblast paths, or wash the exterior (unless you made a big mess!)—we take care of that stuff. If there is anything that isn’t working, let me know and I’ll help you get it working again or send someone to fix it.

What are routine inspections?

I call these routine maintenance inspections because what I’m looking at are things that keep the property in good condition. It isn’t a judgement on you. I appreciate properties presented clean and tidy for these inspections so it’s easier to check all the things we need to without injury or damage (and frankly, it helps build trust and rapport with the owner through my reports, great for rent review time!). I might have feedback for you on things you can try differently to prevent wear and tear or get the best from your home. You don’t need to wait for an inspection to let me know about maintenance issues—contact me to get things sorted out.

What are you looking for in applicants?

We want the best applicant on merit.

You need to demonstrate:

  • Honesty, personal responsibility, and respect for others.
  • You have what it takes to look after the property well.
  • You will pay the rent in full when it’s due, and not over-extend your household budget.
  • The right fit for the property—you and the property are like Goldilocks.
  • You are respectful of the neighbourhood and our property community.
  • You are easy to get on with and help get the best outcomes.

Application tips

Applying for a property is like applying for a job—we all want to be sure the parties are a good fit for each other because we are hopefully starting a long-term business relationship, so show us it will be a happy one. The job comes with the keys to a very expensive sports car (A.K.A. house) that you are being trusted to hand back in one piece when the job is done, with no expensive repairs or maintenance needed due to your ‘driving’ or care. We want to be sure you will drive that house carefully!

You can show us your awesomeness through a detailed application form completed for each adult. Attach any additional information you feel will make you stand out as the best applicant.

References are gold, make sure you have the right phone numbers for yours, and they are the right people to talk to about your application.

Come view the property in person. Bring your whole household (kids too) so everyone can be sure this is the right property for them.

Few properties are pet-friendly. For ones that allow dogs, bring them in your car or on a lead as I’ll want to meet them– I want to know we’ll get on well. 

Other pets—cute photos and references help persuade owners they are low risk. To protect wildlife we might place restrictions on animals like cats, such as being inside at night.

We are not keen on puppies and kittens, so if you are set on adoption, consider rescuing older pets, and only after you’ve found your long-term home – pets make it hard to find a new place to live. 

Don’t be surprised if we give you the third degree about how you look after your pets—we love animals and we want them, you, the property owner, and I to all have a low-stress existence.

None of our properties allow smoking and few allow vaping. If you can’t kick the habit, say how you will mitigate the effects.

Have an issue in your history that might make us think twice? Be upfront about it, we value honesty and appreciate that sometimes bad stuff happens to good people, and hopefully, your circumstances are changing/changed for the better.

Be honest.  If you are caught out in a lie or omission, you will not be considered for any of our properties or could be prosecuted for breach of the agreement or entering a contract under false pretences, which may make it harder for you to get other places.

Have a bad debt on your credit history? Contact the credit provider to pay it off—it improves your credit record fast and gives you a lot of credibility.

Are you young, new to renting, or have something else that might make a landlord concerned? Can you get a guarantor to support your application and tenancy?

Feel like you are missing out on your preferred property time and again? I’m happy to talk with you about other ways to strengthen your application for future properties because everyone deserves a chance to succeed. It might not bring instant results, but if you are prepared to do the work, you will get the rewards.

What should I consider when renting a property?

Ideally, you’ll be able to find a home you love and will live in the long term. There are many things to consider, such as:

Location—is it close to work, your whanau/family, community, shopping, and support networks? Is it close to transport routes?

Does it fit your needs for the immediate and foreseeable future? Does it have enough rooms, facilities, internet, layout, parking, storage, garden or other features that are important to you?

Do you like who you will be dealing with (the landlord or property manager)? You will be dealing with this person regularly, so make sure they are someone you can get along with. Are they transparent, compliant, respectful, knowledgeable and organised?

Does it have any accessibility features you need? If not, can it be modified easily, and will the landlord be willing to do so?

Does it get the right amount of sun, shade and shelter from wind?

Can you securely park a vehicle or bike, hang out your washing, and leave windows ajar?

Is it affordable? Can you pay the rent on it long-term, and still have enough money for everything else in your life, including emergencies, savings or investment?

Is it in good repair, and does everything work as it should?

What are the neighbours like? Will you have noise or other issues from people, businesses, animals or roads living there?

Is there air conditioning or heating? Will it be adequate for your household’s wellbeing?

Is it clean? A well-presented property speaks well of the landlords’ care and attention and their respect for you.

Is it dry and free from signs of mould or dampness? Sometimes these things can be hard to fix. If you see any issues, ask the landlord about it and decide carefully if you want to proceed.

Is it well insulated? Identical looking houses can perform very differently—choose the one with the best insulation to stay comfortable year-round and save on electricity bills.
